East Boston, MA; planning | With the pivot to a form-based zoning code in East Boston, this project takes full advantage of the increase in density from the new code and its proximity to the Blue Line through a by-right design. The project proposes an addition over an existing office building with the existing structure being adapted into residential units as well. New retail units with tenant storage behind are proposed on the ground floor to replace the existing single-story office building. The new design reflects the massing of the existing brick structure through subtle slopes and angles along the parapet and references the adjacent railway in materiality and movement through a ribbed metal panel with varying widths. The project is currently undergoing neighborhood and BPDA review as part of the community engagement process.
